Bituminous membrane waterproofing in Dubai is a staple of our work on foundations, basements and concrete roofs for contractors and developers.
Much of coastal Dubai has a high water table, and groundwater can be saline and sulphate-bearing. That makes below-grade waterproofing a structural concern, not a cosmetic one. Bituminous membranes remain one of the most widely specified solutions because their thickness is controlled in the factory and they tolerate site conditions well.
What is bituminous membrane waterproofing?
Bituminous membrane waterproofing uses prefabricated sheets of polymer-modified bitumen, reinforced with polyester or glass fibre, that are bonded to a primed surface, usually by torching. Sheets overlap and fuse together to form a continuous watertight layer. APP (plastomeric) and SBS (elastomeric) are the two main types.
APP (atactic polypropylene) membranes have good heat resistance and are widely used on roofs. SBS (styrene-butadiene-styrene) membranes stay flexible at lower temperatures and accommodate more movement, which suits foundations and structures that move. Both need protection from UV and mechanical damage unless a mineral-surfaced cap sheet is used.
When do you need bituminous membrane waterproofing?
These are the signs and project triggers we see most often on UAE sites:
- New foundations and basements. Before backfilling, as the primary barrier against groundwater
- Roofs under screed or tiles. Concealed membranes in traditional and combo roof build-ups
- Podium decks and planters. Under landscaping, paving and screeds
- Leaking old membranes. Replacement where existing sheets are debonded or split
- Water-retaining structures (external). Outside faces of tanks and pits
Our step-by-step bituminous membrane waterproofing process
Substrate inspection
Concrete must be sound, clean, dry and smooth. We check for honeycombing, sharp edges, curing compounds and moisture before starting.
Preparation and fillets
Surfaces are cleaned, defects repaired, and cement-sand fillets (angle fillets) formed at internal corners so the membrane never bridges a sharp 90° angle.
Priming
A bitumen primer is applied and allowed to dry to improve adhesion and bind surface dust.
Detailing first
Drains, pipes, corners and upstands receive reinforcing strips before the main field sheets, because most leaks start at details.
Laying and torching
Sheets are unrolled, aligned and torch-bonded with correct side and end laps, sealing each lap with a visible bitumen bleed.
Upstands and terminations
Membranes are turned up walls and parapets to the specified height and mechanically fixed or chased and sealed at the top.
Flood testing
Horizontal areas such as roofs and podiums are flood-tested, typically for 24–48 hours, before being covered.
Protection
Protection board and/or screed goes on promptly, so backfill, reinforcement or other trades can't puncture the membrane.

Bituminous Membrane Waterproofing: frequently asked questions
Do I need one or two layers of bitumen membrane?
It depends on the exposure and specification. Basements with significant groundwater and some roofs specify two layers, while many roofs under protection use a single 4 mm layer. We follow the consultant's specification or recommend one.
Can bituminous membranes be left exposed to the sun?
Standard sheets degrade under UV and should be protected. Mineral-surfaced cap sheets are designed for exposure. On exposed UAE roofs, a PU or protected system often performs better.
Why do bitumen membranes leak?
Common causes are unsealed laps, poor detailing at drains and upstands, damage during backfilling or later works, and application on damp or dusty substrates. Our inspections target each of these.
Is torch-applied waterproofing safe?
Yes, with hot-work controls: permits, trained applicators, fire extinguishers, a fire watch and no torching near flammable materials. Self-adhesive membranes are an alternative where torching isn't allowed.
